New Home Starts About To Jump In Coaldale With Three Developments Expanding

 
 
COALDALE:  A residential building boom continues in Coaldale as more than 160-lots are about to become available in three different developments.

Phase-5 of Cottonwood has 55-lots opening up, while there are 25-lots in Phase-4 of the Parkside subdivision.  Add to that, 86-lots in Westgate Landing. 

The Stranville Joint Venture Group, which was involved in Coulee  Creek in the south end of Lethbridge and various commercial projects, including the Paramount Theatre redevelopment,  is overseeing Westgate Landing.  Developer Ken Harvey says, "Our anticipation is that we will be turning dirt here in September sometime -- we're just going through the tender process now, in terms of trying to complete those contracts -- with 'undergrounds' happening in October and if the weather holds, we hope to be paving (sidewalks and streets) in late October, early November."

A retention pond that exists on the Westgate Landing property now will remain and be expanded to hold more storm water to maintain the release rate stipulated by Alberta Environment. Also, a park will be developed around it. Harvey says the project will encourage architecturally detailed construction and upgraded amenities, with  a "tot lot" to be included in the development.

The 86-lot Westgate Landing will be architecturally controlled, with multi-family units, including town houses and duplexes. However, 68 of the lots are for single family construction.  According to Harvey, "Some of the lots back onto Land-O-Lakes Golf Course, which gives some interest to the development and those lots could be called Estate lots, since they will be a little bit deeper than a regular residential lot".  He notes that people looking at the larger lots anticipate building more of an "executive style" home.  In any event, Harvey says  all 86-lots will be available sometime this fall or next spring

There is a building schedule for contractors at Westgate Landing and Stranville Group will be building some of the homes, however, there are lots open for individuals to purchase as well.
